What the person managing the let asks before running the Leasing crm

What is the difference between a leasing CRM and property management software? Timing. The CRM covers the period before there is a lease: enquiries, viewings, applications and the decision. The property management record covers everything after it: the tenancy, the rent and the documents. Products often sell both, but they are different records with different lifetimes, and the handover point is the signature.

Should the leasing pipeline hold screening results? Lettza holds none, deliberately. Credit, criminal and eviction data on an applicant is consumer-report territory with its own federal duties about permissible purpose, disclosure and adverse action, and a leasing pipeline is the wrong place to accumulate it. If you screen, do it with a bureau set up for it and keep the result there.

How long should I keep applications from people I did not house? Long enough to show the process was consistent, which for most small landlords means keeping the application and the criteria applied rather than everything the applicant sent. Set a period, write it down and stick to it. Keeping unsuccessful applications forever is a liability rather than a record.
