About Lettza

Lettza is a small piece of software for the person who runs a let in the United States. It has two halves. The worksheets are free and produce the paperwork a tenancy needs from the figures you type in: the lease and rental agreement, the rental application, the rent invoice and receipt, the rent ledger and the rent roll, the landlord reference letter and the maintenance plan, plus the arithmetic of what property management software actually costs you per unit. Lettza Pro is the record those documents come out of: every property and unit, every lease with its dates and its rent, the rent charged and the rent received against each tenancy, the arrears that carry, the work orders, and every document filed against the tenancy it belongs to.

Why this site exists

This site exists because the record of a let is almost always a spreadsheet that answers one question at a time. It will tell you what rent was due in March, and it will not tell you what the lease said in March, whether the arrears carried, which work order the owner is asking about, or where the signed copy went. The documents get retyped each time and drift from each other, so the ledger says one thing and the invoice another. The arithmetic behind a let is not hard; keeping the record straight between tenancies is the part that gets lost, and that is the part worth building.

Who it is for

The landlord with one to fifty doors who manages them himself, and the small property-management or community-association company keeping a few hundred units for the owners who employ it, in the United States, with the whole record currently living in a spreadsheet, a filing cabinet, or both

Not the tenant, not the buy-to-let investor working out whether to buy, not the real-estate agent selling houses, not the CPA preparing the owner's return, and not an enterprise procuring a multifamily platform by tender

What it does not do

  • No tenant screening, and no credit or criminal record on any person. Lettza holds no screening field by design: that is a consumer-reporting activity with its own law and its own bureaus, and it is not what this product is.
  • No statutory notice, and no legal advice on what your state requires. A notice to quit, an eviction filing and a deposit-return deadline are the landlord's duty under a statute that differs in every state; we render the documents of a tenancy, never the instruments of ending one.
  • No insurance quote and no tax advice. Renters, landlord and HOA insurance belong to an insurer, and what you may deduct belongs to your CPA.
