There is no list price for property management software, because almost every product is priced on a formula rather than a figure. What you can do, in about twenty minutes, is build the formula yourself and put your own numbers through it. That produces an annual cost you can compare across quotes, which is the number the question is really asking for and the one no vendor's pricing page gives you.

Find the four pricing components

Per unit or per user rate, a monthly minimum, one-off setup or migration, and what the product earns from payment processing. Nearly every quote is some combination of those four, and a quote that mentions only the first is incomplete rather than cheap. Ask for all four explicitly, in writing, before comparing anything, because the one that is not mentioned is usually the one that matters at your size.

Apply them at your real size, twice

Compute the annual total at the portfolio size you have now, and again at the size you expect in three years. Small portfolios are usually priced by the minimum rather than the per-unit rate, and large ones by the per-unit rate with the minimum irrelevant. Where the crossover sits tells you which number you are actually negotiating and which quote wins at each size.

Add the payment margin, because it is often the largest line

If the product takes rent, it earns on each payment, whether from you, from the tenant, or through slower settlement. Multiply the per-payment economics by twelve times your unit count. On a portfolio of any size this frequently exceeds the subscription, and it is the component least often included when people describe what their software costs.

Price the exit before you sign

What an export contains, in what format, and whether documents and full ledger history come with it. This has no line on any quote and it is the largest cost in the category when it goes wrong, because it decides whether the next decision is free. Test the export during a trial rather than accepting the answer.
