Automatic rent payment means the rent arrives without anybody doing anything each month, and its real value is not convenience but reconciliation: a payment that arrives against a tenancy is already matched, while a payment that arrives in a bank account has to be matched by a person. Pick the method with the fees in view
Bank debit is usually the cheapest way to collect rent and card is usually the most expensive, with the gap large enough at rent-sized amounts to matter every month. Decide who bears the fee and say so in writing before the first payment, because a fee that appears on a tenant's statement unannounced is the complaint you will spend the most time on.
Get the tenant's authorisation properly
A recurring debit from a consumer's account needs their authorisation, and federal rules set out what has to be disclosed and how it can be revoked. Get it in writing, keep it with the tenancy, and make sure the tenant knows how to stop it. A payment taken on a stale authorisation is worse than one not taken.

The point of automating collection is that the money and the ledger are the same event. If rent arrives in a bank account and somebody types it into a spreadsheet afterwards, you have automated the tenant's side and kept all of the work on yours, and the arrears figure is still produced by hand.

What the person managing the let asks before running the Automatic rent payment
Is automatic rent payment cheaper than a bank transfer the tenant sets up themselves? In fees, usually not: a standing transfer costs nothing. What it buys is matching. A transfer arrives as a line on a statement that somebody has to identify and post to the right tenancy, and at ten or twenty units that is an evening a month plus the mistakes. Automatic collection through the record arrives already attributed.
Can I require a tenant to pay by automatic debit? Be careful. Some states restrict requiring a single payment method or charging for alternatives, and a requirement that effectively excludes tenants without a bank account raises fair housing questions. Offering it as the easy default and accepting other methods is the safer and usually the more effective approach.
What happens when a payment fails? It should raise the arrears on the tenancy the same day and tell both of you, rather than being discovered at the end of the month. A failed debit is also the moment to check the authorisation is still good.
