A parking addendum exists because parking generates a disproportionate share of tenancy disputes relative to its value. It is a short document and it needs to settle six things. Most parking addenda settle three of them and leave the other three to be argued about, usually on the day somebody else's car is in the space.
Which space, and whether it is exclusive
Identify the space by number or a marked plan, and say whether it is exclusive to the tenant or one of a shared pool. Vague permission to park on the premises is not a parking right, and it is the version that produces conflict between tenants. If the space can be reallocated, say so and say on what notice.
Which vehicle, and what happens when it changes
Make, model and registration, and a requirement to notify a change. This is what allows an unfamiliar vehicle to be identified as unauthorised rather than possibly a tenant's visitor. It also prevents a space allocated for a car being occupied by a trailer, a boat or a commercial vehicle nobody anticipated.
The charge, and how it interacts with rent
Whether parking is included in rent or charged separately, and if separately, how much and when. Keeping it as a separate line matters where a state caps what may be charged with rent or where the tenant may give up parking without ending the tenancy. It also makes the rent roll readable, since parking income is genuinely separate income.
Enforcement, liability and the end
What happens when somebody else parks there, who may tow and at whose cost, subject to state and local rules on towing from private property. Say explicitly that the landlord is not liable for damage to or theft from a parked vehicle, and say what happens to a vehicle left after the tenancy ends, which is the problem nobody plans for and everybody eventually meets.
