Deposits: the cap and the clock
Iowa caps the deposit by reference to rent and requires the return, with a written statement of any deductions, within a period tied to the end of the tenancy and to the tenant giving a forwarding address. Track both dates. Landlords who diary only the move-out date miss the trigger when a forwarding address arrives later.
Prohibited provisions
The chapter lists terms a rental agreement may not contain, including attempts to have a tenant waive rights or agree in advance to pay the landlord's legal costs. Those clauses are common in templates written for other markets. Strike them rather than leave them in on the theory that they will simply be ignored, because their presence is itself a finding.
Manufactured home communities are a different chapter
If the tenancy is a lot in a manufactured home community, Iowa has its own chapter for it and a residential lease is the wrong document. Getting this right at the start matters more than any clause, because the whole notice and termination framework differs.
