Grounds, and who maintains them
A house usually comes with a garden, a drive, gutters and possibly a boundary fence. Who cuts, clears and maintains each is a term of the tenancy and it is worth establishing that the applicant understands it before they apply, not at the first overgrown month. Asking the question on the form is a cheap way to surface a mismatch early.
Systems the tenant will operate
A boiler, a septic system, a well, a sump pump, a wood stove. These need operating and some need the tenant to notice when something is wrong. An applicant who has only rented apartments may never have been responsible for any of them, which is not a reason to decline anybody and is a reason to cover it in the handover and the lease.
Who is actually responsible
A house often houses a group, and the difference between one tenancy with joint liability and several room lets matters more here than in a one-bedroom flat. Establish at application who intends to be on the agreement, because a group who assumed they would each be separately liable and finds they are jointly liable will discover it at the worst moment.
The rest is the same
Identity, address history, landlord reference, income against a written threshold, occupants and pets, and consent to contact referees. Same form, same criteria, same process for everyone. The three additions above are about what the tenancy involves rather than about who the applicant is, which is exactly the right side of the line.

It is worth establishing who does it before anyone applies. Putting it in the advertisement is even better than putting it on the form.
Can I require a larger deposit for a house?
Subject to your state's cap, and applied consistently to comparable properties. An inconsistent deposit policy is as visible as an inconsistent income threshold.
Is a group application handled differently?
The criteria should be written to say how: whether income is assessed jointly or individually, and whether everyone signs one agreement. Decide before, not during.
