A Florida lease agreement template is usually judged on the body of the document, which is the part that varies least. What makes a Florida lease complete is the pack attached to it, and that is where templates downloaded from anywhere differ most. Four attachments matter, and three of them are required rather than advisable.
The deposit notice is not optional
Chapter 83 requires the landlord to tell the tenant, in writing and within a period of receiving a deposit, where it is held, whether it is in an interest-bearing account and on what terms, along with the statutory statement about claims against it. Many templates put this in the lease body, which is fine, and many omit it entirely, which is not. Confirm it is there before the form is used twice.
Radon is a Florida disclosure
Florida requires a radon gas notification in certain rental agreements, in wording the statute sets. It is a single paragraph, it is specific to Florida, and no out-of-state template carries it. Its absence is invisible on the page, which is why it belongs on a checklist rather than in anyone's memory.
Lead paint is federal and applies here too
Pre-1978 housing needs the federal disclosure, the pamphlet and the signed acknowledgement attached to the executed lease. The attachment is the evidence; a disclosure that was made and cannot be shown is, when it matters, a disclosure that was not made. Build it into the signing pack so it cannot be forgotten at the moment everybody is in a hurry.
Association documents, where they apply
If the property is in a condominium or homeowners association, the rules bind the occupant and the association may need to approve the tenant. Attach the current rules and make the tenancy conditional on any required approval. This is the Florida-specific attachment most often left out, and the one most likely to produce a tenant who cannot move in on the agreed date.
